Historic Stone House Restoration

This project involved the extensive restoration of a traditional stone house, addressing deteriorated masonry, foundations, altered openings and later inappropriate repairs. The work extended from the foundations to the roofline, with the aim of preserving the original stonework wherever possible while restoring the building as a coherent whole.

The Challenge

Years of weather exposure and previous inappropriate repairs had affected several parts of the building. Mortar joints had deteriorated, areas of stone masonry required rebuilding, original door and window openings had been altered, and sections of the foundations needed to be exposed, assessed and repaired. Cement-based render also concealed parts of the original stonework higher on the building.

Our Approach

The work was carried out systematically across the building. Interior and exterior stone walls were repaired and repointed with lime mortar, damaged masonry was locally rebuilt, and the foundations were excavated, cleaned and repaired where necessary. Altered openings were returned to their original proportions, while later cement-based render was removed to expose and repair the stonework beneath.

The Outcome

The completed work brought the different parts of the building back together as a coherent stone structure. Repaired masonry, restored openings and renewed lime mortar joints now sit naturally alongside the retained original stonework, while the repaired foundations provide a sound base for the building as a whole.

Before restoration

Weathered mortar joints, previous repairs and locally damaged stonework affected different parts of the building. This initial overview provides the starting point for assessing where repair, rebuilding and conservation are required.

The finished building retains the irregular character of its original stonework rather than presenting the appearance of newly constructed masonry.

Removing the altered door opening

At some point in the building’s history, the original doorway had been reduced in size with later masonry. This alteration is carefully dismantled by hand, gradually revealing the original dimensions of the entrance while avoiding unnecessary disturbance to the surrounding stonework that can remain in place.

Repairing the Stone Masonry

Damaged areas of masonry are rebuilt where necessary, while deteriorated joints are cleaned and repointed with lime mortar. Working carefully around sound original stonework allows repairs to be concentrated where they are needed, preserving as much existing material as possible rather than unnecessarily rebuilding larger sections of the wall.

Exposing and Cleaning the Stone Foundation

The foundation is carefully excavated to expose the original stonework and assess its condition below ground level. Loose material, soil and deteriorated mortar are removed from the joints, allowing damaged areas to be identified and providing a clean, stable base for the necessary masonry repairs.

Repairing the Stone Foundation

Once exposed and cleaned, damaged areas of the stone foundation are repaired and deteriorated joints are repointed with lime mortar. Existing stones are retained wherever they remain stable, while the renewed joints restore proper support between the stones and help maintain the integrity of the original foundation.

Removing an Inappropriate Window Alteration

The existing window opening had previously been altered using brickwork that was poorly integrated with the surrounding stone masonry. These later additions were carefully dismantled so the opening could be reconstructed in stone and prepared to the precise dimensions required for the new window.

Rebuilding the Window Opening in Stone

The window opening has been rebuilt in stone to the dimensions and installation requirements provided by the window manufacturer. Temporary sheeting protects the building interior from the weather while the new window is being manufactured and delivered, allowing the surrounding masonry work to be completed in the meantime.

Masonry Repairs at Height

Restoration continues to the highest sections of the building, where later cement-based render is carefully removed to expose the stonework beneath. Once uncovered, the masonry can be assessed, damaged areas repaired and deteriorated joints repointed with lime mortar, completing the work from the foundations up to the roofline.

Revealing the Original Entrance

A later alteration had reduced the original doorway by filling part of the opening with additional masonry. This non-original construction is carefully dismantled by hand, gradually revealing the original dimensions of the entrance while preserving the surrounding stonework that remains sound and can stay in place.

The Historic Entrance Reinstated

With the later alteration removed, the entrance opening has been rebuilt to its original proportions using stone masonry and lime mortar. The surrounding masonry has been carefully integrated with the reconstructed section, allowing the original scale and character of the entrance to become part of the façade once again.

The Completed Stone House

The completed building brings together the repaired foundations, renewed masonry, reconstructed window and door openings, and repointed stonework across the façade. Original material has been retained wherever possible, while necessary repairs have been integrated into the existing construction, allowing the character of the stone house to remain clearly visible.

Heritage Conservation Insight

Historic stone buildings were built to last for centuries, but their longevity depends on repairs being carried out with materials and techniques compatible with the original construction. Respecting a building’s history means understanding how it was built, retaining original materials wherever possible and carrying out only the repairs that are genuinely necessary. Timely conservation is often the most effective way to protect both the architectural character and the long-term value of a historic stone property.
